Buyer's To-Do List

1. Pre-Qualify with Mortgage Co.
I work with many loan officers who can help you, so call me to pre-qualify over the phone. The Loan Officer will need five pieces of information to pre-qualify you:
*Full Name
*Social Security Number
*Current Address
*Gross Monthly Income
*Date of Birth

2. Find A Home
This includes meeting with Josh to determine 'wants & needs', searching on the Multiple Listing Service(MLS) database, and driving around potential neighborhoods with or without Josh. If you look at new home constructions, do not sign anything without the presence of your Realtor.

3. Fill Out Loan Application
This may be the most difficult part of buying a Home. The loan application should be filled out before we write any offers. The Loan Officer will require copies of many documents from your records. You can start the process quickly by calling Mark Reinoso at (602)430-8709

*Picture ID & Social Security Card
*Last 2 years Tax Returns
*Last Months Pay Stubs
*All Banking Statements(last two months)
*misc. material related to credit report

4. Write Contract for Your New Home
This will require your signature and Earnest Money. Earnest Money is a check written by the Buyer to the Title Company. This money is a show of good faith to the Seller that you are a serious home buyer. The seller does not receive this money until the deal is done. This money is deposited in the Title Companies account and will go towards the purchase of your new home.

5. Buyer Broker & Agency Disclosure
The Buyer Broker Agreement is an employment contract between you & Josh. It states that Josh is working for you as your agent. The Agency Disclosure document clearly outlines your agents responsibilities & duties.

6. Receive SPDS
SPDS is acronym for Seller Property Disclosure Statements. This document, prepared by the Seller, may reveal information about the home that the Seller is aware of. However, this information is hardly deemed reliable.

7. Receive Wood Infestation Report (after 10 days)
This document will reveal the presence of termites and any other pest problem. The inspector will also report any wood deterioration. The Seller is normally responsible for any treatment.

8. Home Inspection
The Inspection is done by a licensed & qualified inspector who will check everything electric, mechanical, structural, plumbing and more with regards to the property. Often the inspector will find items that need repair, in this event we will request in writing that the Seller makes the repairs. All contracts are conditional on the Buyers approval of home inspection. (I can recommend many highly reliable inspectors.)

BEFORE CLOSE OF ESCROW:
9. Homeowners Insurance
It is important to contact an insurance company at least two weeks before the close of escrow for a homeowner's policy. The Lender will not give you the money until you have insured your new home. Often your auto insurance agent can also insure your home. Many insurance companies give big discounts if you insure your home and auto through the same company.

10. Money for COE
A couple of days before the close of escrow, the escrow officer will call to arrange a time for you to come in and sign all the necessary documents. The officer will also notify you of the amount of money you need to bring. This amount will represent the down payment & closing costs, which needs to be in the form of a cashier's check or money order. Commissions are always paid by the Seller.

11. Final Walk-Thru & Signature
